Planning Permission

Planning permission is unnecessary if you don’t plan to alter the overall structure of the building therefore a garage or loft conversion is permitted under most circumstances.

Separate garages are more likely to require ‘change of use’ planning permission when converted to a habitable room. Checking with your local planning department is advised. If the answer is positive, write and request written confirmation.

Building Regulations

Change of use from a garage or loft into habitable space will mean compliance with building regulations. Building regulations apply to ventilation, moisture proofing, insulation, fireproofing, escape routes, and structural soundness. As a consequence, almost all design decisions must take them into account.

The new room will be subject to a set of building regulations that require an escape route and ventilation separate from the main room. Any infill wall replacing the original garage door will also be subject to building regulations concerning the foundations in place. The building inspector will request to visually inspect windows, doors, fireproofing and foundations before he approves a certificate of completion.
